An ocean view is not the same thing as oceanfront

The market mixes the two terms, and the confusion is never neutral: it always favours the seller. «Sea view» in a listing can mean the whole ocean from the terrace or a blue stripe between two buildings. Here they are three separate fields, filled in one by one.

Front-facing, side-facing, partial. What the terrace sees — it depends on height, alignment and what stands in front.
Position
Oceanfront, second row, direct beach access. Where the building stands — verifiable on a map, and it does not change over time.
Type
Apartment, penthouse, duplex. What the property is — and it says nothing about the two questions above.

The three are independent, and this selection shows it: 11 of the 25 properties with a front-facing view are second row — they look straight out at the sea without standing on the first line. Calling them oceanfront would fill the other page and would be false.

If your criterion is POSITION — standing on the first line, and not merely seeing the sea — the right list is oceanfront property.

One caveat that holds for every property on this list: a view is not a guarantee. It depends on what stands in front and on what may still be built there — and no page can promise permanence without a document behind it.

Penha is where that difference weighs most

All 10 properties published in Penha have a front-facing ocean view, and 7 of them are second row by position. Only the Navagio Home Club stands on the first line.

In practice: whoever is looking for a sea view in Penha has 9 options; whoever insists on the first line has 1. Both answers are true and they are different — which is why this site does not use the two terms as synonyms.

A great deal — and it is the part a neighbourhood price per square metre never captures. Two apartments of the same size, on the same block and of the same year can be worth different amounts because one looks straight out at the sea and the other looks at the building next door.
