Thirty-five floors on a block of two-storey houses. That is what makes Panorama's arithmetic work: the tower is not on the sand, and even so the terrace looks straight out at the ocean.

The front one has three suites; the lateral one has one suite and two demi-suites, and is the one the table counts as «3 bedrooms, one of them a suite» — the same thing said two ways. 502 is a front unit and goes without a plan: none of the catalogue's three variations has the 160.84 m² the table declares for it.

One- and three-suite apartments and four-bedroom duplexes · Penha · Praia da Armação

A single 35-storey tower over four levels of parking and two of amenities — the gym and the Music Bar on the 3rd, and on the 4th a whole floor of more than 2,580 m², three pools, a beach tennis court and a wine bar. The ground floor has a porte-cochère and shops. There are six plans in all: the front type in three variations, the lateral type, the duplexes and the penthouses.

Why this property is in the selection

I brought Panorama in because of something you only see on site: it is tall where everything else is low. On a block of two-storey houses, thirty-five floors buy a view the land alone would not buy — and that is why the position and the view appear separately on this page. It is not oceanfront: between the tower and the sand there is a built block, and I will not call that the first line just because the catalogue does. It is second row with a front-facing ocean view, and both halves of that sentence are verifiable in the same aerial photograph.

O que ela não é: Four caveats, and three are discrepancies between documents. Construction is under way, with delivery expected in July 2028, and the images are artist's impressions — except the aerial, which is a photomontage over a real photograph and is identified as such. 3201: the table gives 233.57 m² and four parking spaces, the 2022 catalogue gives 232.86 m² and three — I publish the table, which is the commercial document in force. 3204: the table marks four suites, and the catalogue draws the SAME lateral duplex type with two suites and two demi-suites, which is how its twin 3203 appears on the table itself; the discrepancy is left in plain sight, not resolved by me. And 502: none of the three variations of the front type the catalogue draws has the 160.84 m² the table declares, so it is published without a plan — mapping it by the closest area would be inventing.

If someone asks me whether Panorama is oceanfront, the answer is: not as a position. It is second row, with a block of low houses between the tower and the sand, and it has a front-facing ocean view because it is 35 floors above two-storey houses.
