Four-suite duplex penthouses with a private pool · Penha · Praia da Armação

Two duplex penthouses, side by side, at the top of a 35-storey tower. The lower level is only for sleeping: four suites — the largest at 40.61 m² — around a hall and a private sitting room. The upper is only for living: a 61.56 m² open-plan living room, a 27.51 m² gourmet area, a kitchen, and the terrace with the private pool. The difference between the two is their position on the floor and their price, not the layout.

Why this property is in the selection

There are two, in a building of thirty-five floors, and that is the argument. What you buy on the 34th is not floor area — it is the absence of anyone above and a pool no other floor has. The caveat on position is the same as on the sibling page and does not change with height: Panorama is second row, with a block of low houses between the tower and the sand. What the height does give, and genuinely gives, is the front-facing ocean view over those houses.

O que ela não é: Three caveats. Construction is under way, with delivery expected in July 2028, and the images are artist's impressions — except the aerial, which is a photomontage over a real photograph. The PARKING SPACES differ between sources: the September 2026 table gives four per penthouse and the 2022 catalogue writes three; I publish the table, which is the commercial document in force, and I state the discrepancy here. And there is no interior render of these units in the official material: what exists are the two drawings, with the areas room by room, and that is what is published — the catalogue interiors are of the standard apartment and would be lying on a penthouse page.

The top, and where it stands
