The criteria

Not every property near the sea is extraordinary.

Facing the water settles one part of it. The other part decides whether the purchase ages well — and that part almost never appears in a listing.

Position
What you see from the terrace, and what you will still be seeing in ten years. An empty plot in front is not a view: it is a deadline.
View
It is not merely having the sea. It is the angle, the height, how much of the frame is water and how many hours of sun come in.
Layout
Where the bedrooms sit in relation to the sun and the noise. Same floor area, different life.
Architecture
A design that ages well, materials that stand up to salt air, and finishes that do not depend on a refit in five years.
Rarity
How many units like that one exist on that stretch of beach. Real scarcity, not listing scarcity.
The arithmetic
The relation between what it asks and what it delivers — including what the building charges every month.

Oceanfront, second row, sea view:
what each term actually says.

In the Brazilian property market these terms are convention, not legal definition. What each one means changes from city to city — and sometimes from listing to listing. It is worth understanding what they describe. And what none of them guarantees.

From left to right: the sea and the horizon line, the strip of sand, the road, the first line of buildings, the next block and one block further back. Oceanfront · frente-mar
The first line. Between the property and the strip of sand there is no other building — only the road, where one exists.
Direct beach access · pé na areia
Direct access to the sand, without crossing the road. One observation that rarely appears in listings: in Brazil the beach is public property in common use, and access to it and to the sea is free and unrestricted by law. No property has a private beach.
Second row · quadra-mar
The block immediately behind the first line. It is the most variable of the four terms. In Balneário Camboriú it describes a specific part of the city; on other beaches of the north coast the usage is looser, and it is worth asking what exactly is being called that.
Sea view · vista-mar
It describes what you see, not where you are. The same building can have a sea view on the tenth floor and none on the third.

What none of these terms guarantees is that the view will remain. A view is not an attribute of the property — it is a consequence of what exists, or of what may still be built, in front of it. That is checked in the zoning, case by case.

It is the first thing I check.

The top floor

Living at the top changes your relation with the city and with the sea.

Penthouse, duplex and top-floor unit are not the same thing, even though listings use them as if they were. The difference shows in the floor plan.

Penthouse
The unit on the top floor, almost always with outdoor space of its own. What changes is not only the height: it is having no one above you, and the terrace no other floor has.
Duplex penthouse
A penthouse laid out over two levels joined by an internal stair. It separates living from resting within the same home — and it is usually where the most generous layouts in the building sit.
Penthouse (international usage)
In current usage, the single unit at the top, with no neighbour on the floor. The term comes from the international market and in Brazil frequently overlaps with «cobertura»: always look at the floor plan, not the word in the listing.

The terms above describe market usage, not a legal definition. There is no national standard covering the three — which is why the floor plan and the title record decide.

Investing for income

Some homes are bought to live in. Others are bought to earn.

A short-stay studio is not judged by its view or its floor: it is judged by the entry price, the payments until handover, the cost of running it and the time until the first night booked. It is a different sum — and I present all of it, with the source of every figure.

Entry price
The unit’s price and how it is split until delivery. The developer’s table, with its date.
Time to income
Off-plan, income starts after delivery, furniture and preparation to operate. Not before.
Potential, not promise
Estimated revenue is a scenario: it depends on rate, occupancy and costs. A proven return only exists in operation.

The territory

The coast of Santa Catarina is not one single thing.

There are only a few kilometres between one beach and the next, and markets that behave differently. The profile of the buyer changes, what gets built changes, and what you pay to be closer to the sand changes.

Who selects

Property is capital. The choice needs context.

I have worked in the property market of the Santa Catarina coast since dezembro de 2020, focused on high-end homes: oceanfront, direct beach access, penthouses. The person who attends you is the person who selects — there is no layer between us.

An automated estimate compares your property with whatever resembles it in the same neighbourhood. It works reasonably for a standard apartment. It frequently gets penthouses and oceanfront homes wrong, because what makes those properties different is precisely what the comparison leaves out: the exact position, the angle of the view, the layout, the floor.

That is why the conversation comes before the list. Understanding what you are looking for — or what you have to sell — changes which properties are worth showing.

For owners

Do you have an extraordinary property to sell?

Selling well is a decision about positioning, not about advertising. Before publishing, you have to understand what is being sold, who it matters to, and why it is worth what it asks — and that rarely fits on a portal.

If you have a penthouse, an oceanfront home or an unusual property on the coast of Santa Catarina, that is what is worth talking about first.

Questions

O que costumam me perguntar.

What is the difference between oceanfront and direct beach access?

In current market usage, oceanfront is a property on the first line of construction: between it and the water there is, at most, the road and the strip of sand. Direct beach access describes stepping onto the beach without crossing a street. These are market conventions, not legal definitions — which is why it is worth confirming on site and in the title record, not in the listing.

Is a sea view the same as oceanfront?

No. A sea view says the sea is visible; it does not say from where, how much of it, or for how long. A property with a side view, or with a view that depends on an empty plot in front, has a sea view. Oceanfront is about position; a sea view is about what you can see.

Are «cobertura» and penthouse the same thing?

In Brazilian practice the two terms overlap. A «cobertura» is the unit on the top floor, usually with outdoor space of its own. Penthouse comes from international usage and tends to mean the single unit at the top. Since there is no standard, the floor plan and the title record decide what the property is — the word in the listing does not.

What makes a duplex penthouse?

It is a penthouse laid out over two levels joined by an internal stair, which usually separates the living area from the private area within the same home. The number of levels is what defines the duplex; the rest varies from building to building.

Which cities on the coast of Santa Catarina do you work in?

The focus is Balneário Piçarras and Penha — it is where I follow the market closely, and where most of the selection is. Barra Velha, Navegantes, Itajaí, Balneário Camboriú, Itapema and Porto Belo come in depending on the property and the case.

How do I see the selected properties?

Properties are published as they enter the selection and as availability allows — and a good part of what matters never gets advertised. The shortest route is to say what you are looking for: type, city, relation to the sea and investment range.

How do I present my property for sale?

Through the selling page or by direct contact. The conversation starts with the property — position, layout, floor, building charges — before any proposal about publishing, because that is what sets the strategy and the asking price.

The right property rarely turns up in a search. It turns up in a conversation.

Tell me what you are looking for — type, city and relation to the sea — and I will tell you what exists, what is coming, and what is not worth what it asks.
