Two hundred and fifty-seven metres, over two floors

The caption is TAUF's own, burnt into the film: «Cobertura Duplex», «257 m2 de área privativa», «4 Suítes». The developer's table says the same and adds four parking spaces. What the film does not say is the unit number — it shows the development's penthouse, and 1602 is the only one left on that table.

A front-facing ocean view, on the sea block

They are two different things, and both are true. The POSITION is second row: the developer publishes «50 metres from the sea» and this same film's caption says «your living, near the sea» — between the tower and the sand there is the shore road and a band of LOW houses, which appear in the aerial that follows. The VIEW is front-facing ocean: from the 16th floor up none of that enters the line of sight, and the sea fills the entire horizon. What the height delivers is not proximity — it is reach.

Finished, and you can go up

The building is complete: TAUF marks 100% for foundations, structure, services, finishes, facade and landscaping, and the table records a delivery date of February 2024. This film is from August 2025 and shows the property finished. It is not a render: it is what is standing.

The top floor of Terraço del Mare, over two levels. It is 257 m² private, four suites, four parking spaces and a private pool on the terrace, with an internal staircase joining the two floors. From up there the view is front-facing ocean: what separates the tower from the sand is the shore road and a band of low houses, and from the 16th floor up none of that enters the line of sight. The building is complete: TAUF marks 100% at every stage and the official film from August 2025 shows the unit finished and furnished.

Why this property is in the selection

It entered the selection because it is the last one and because it is rare for the right reason. TAUF's table lists two units at Terraço del Mare and one is already sold. What remains is not «another large apartment»: it is the floor where the slab above stops being a ceiling and becomes the floor of a terrace with a pool — and in a building of 19 storeys and 64 apartments, that exists once. Add that the building is finished: here the view is not a render's promise, it is something you check standing on the terrace.

O que ela não é: Three caveats, and the first is about a distinction the market tends to blur. The POSITION is not oceanfront: TAUF themselves publish «50 metres from the sea», three agencies advertise the building as second row, and the developer's aerial shows a line of low houses between the tower and the sand. The VIEW is another matter — from the 16th floor up the sea fills the horizon with nothing built in front, and that is why this page asserts a front-facing ocean view and does not assert an oceanfront property. Whoever buys the high floor buys the view; whoever wants to step onto the sand without crossing a road needs to know that they cross one. THE PLAN: there is no drawing of this unit in the material received — neither of stack 02 nor of the penthouse — and I will not substitute a similar one. THE PAYMENT TERMS: the down payment plus the 36 instalments and the 3 top-ups come to three cents more than the table price; the price is published, the payment flow is not, and revalidation has been requested from TAUF.

The rest are TAUF artist's impressions, produced before construction: they represent design intent. The real photographs do not identify the unit — they are spaces at Terraço del Mare, not necessarily in 1602.
